Inventory in New Bern has increased modestly in this rolling three-month view, with about 449 active listings, only slightly lower than a year ago. New listings, however, are down more than 16 percent year over year, signaling fewer fresh options coming to market. Pending sales have also eased nearly 10 percent compared with last year, suggesting a slower pace of contracts even as more homes sit available.

Pricing has adjusted to these shifting dynamics. The typical home value is up a bit more than 2 percent from a year ago, while the median list price has climbed around 5 percent, indicating sellers are still pricing with some confidence despite softer demand. At the same time, the share of homes selling above list has dropped to about 12 percent, less than half the level seen in mid-2023, and the average sale-to-list ratio is holding just under 100 percent, pointing to more negotiation room for buyers.

Homes are staying on the market much longer than a year ago, with the median days on market now around 76 compared with roughly a month last spring. Months of supply has risen to about 3.9, up sharply from close to 2.4 a year earlier, moving conditions closer to balance even though New Bern is still classified as a seller’s market.
