List prices in the county, however, are up compared with last year, signaling that sellers are still aiming higher even while closed sale prices have retreated.

At the same time, new listings are down notably from a year ago and only about 14 percent of recent sales closed above list price, with an average sale-to-list ratio just over 96 percent, pointing to more room for negotiation.
