April’s finalized data reported the typical value of a home in the city to be $1,662,500—down 8.28% over the previous 12 months. For comparison, county-level data pegged home values at $440,000 in New Hanover County for the most recent reporting period. That number is expected to float around $427,880 in May.
Wrightsville Beach had 13 new listings and 15 listings that went under contract in April, decreasing the area’s total available inventory to 28—down 3.45% from the previous month. Inventory is projected to have further decreased in May.
Of those 28 active listings, 7.14% reduced their price in the month of April. The median listing price for homes in Wrightsville Beach fell 23.18% from March to April, bringing the current median listing price to $1,750,000. Based on projected data for May, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract rose year-over-year. In April 2025, the median time for a listed property to go pending was 11 days, compared to -70 days in April 2024.
