Zebulon real estate Market Report.

Information and statistics on the latest trends in the Zebulon real estate market, updated for April 2026. *

Inventory in Zebulon stayed relatively lean in March 2026, with about 50 homes for sale and 16 new listings. Contract activity was close behind, with 15 pending sales, showing that much of what hits the market is getting picked up. With only 2.9 months of supply, conditions lean toward sellers even as overall activity has cooled compared with last year.

Pricing is responding to this tight supply, with the typical home value at $320,000, up about 7% from a year ago and nearly 5% just since the prior month. Sellers are still testing higher price points, as the median list price reached $359,500 and is projected to move toward $378,250 in April while the projected typical home value edges up to $327,500.

Buyers are negotiating some discounts, with homes selling for about 97% of list price on average and only around 18% closing above asking. About 32% of sellers reduced their price, and homes spent a median of 68 days on the market, even though that’s down sharply from the prior month. Compared with Wake County overall, where the typical home value is around $468,490 and has slipped year over year, Zebulon’s values are still rising from a lower base. With inventory down nearly 38% year over year and pending sales also down, both buyers and sellers can benefit from Agent Pronto’s help in finding an agent who understands these shifting dynamics.

“The Starkeys are true professionals with deep expertise in real estate transactions, and it’s clear they genuinely care about their clients. From the start, they set clear expectations for every aspect of selling our home and consistently followed up to keep everything on track. Amanda and Kevin work seamlessly as a team. Amanda provided invaluable guidance on staging, helping our home look its absolute best, while Kevin expertly led us through evaluating offers and negotiating terms. We felt aligned with his strategy throughout, including how to handle offers and inspection requests. Their approach delivered excellent results—we received multiple offers within just two days and ultimately sold to a wonderful couple, which meant a lot to us given how much pride we took in our home. I would highly recommend the Starkeys and would happily work with them again in the future.”
