Year-over-year trends in North Dakota show a market adjusting from last summer’s pace. Typical home values are down slightly, dipping about 2 to 3 percent, even as the median list price has risen nearly 5 percent. Homes sold have fallen by roughly 16 percent compared with a year ago, signaling fewer completed transactions across the state.
In the latest monthly snapshot for August 2026, the typical home value sits around $318,000, with a median list price near $328,000. Inventory is holding steady at about 2,800 active listings, but months of supply has climbed to 4, up more than 50 percent from last year and sharply from early summer, pointing to more options for buyers. Homes are spending a median of 43 days on the market, slightly faster than a year ago, and nearly 39 percent are going under contract within two weeks, suggesting that well-priced homes still move quickly.
Seller leverage has eased somewhat, with only about 14 percent of homes selling above list and an average sale-to-list ratio just under 99 percent, even though the area is still classified as a seller’s market. New listings are up modestly from July yet roughly flat year over year, while pending sales are down slightly, highlighting a calmer pace of deal-making than last summer.
