North Dakota home values are higher than a year ago, with the typical home value up a little over 6 percent year over year. List prices have risen more modestly, gaining just over 1 percent from last July. At the same time, the number of homes sold is slightly higher than a year ago, up nearly 3 percent.
Zooming in on July 2026, prices softened a bit compared with June, with the typical home value down just over 3 percent month to month while the median list price dipped about 2 percent. Inventory tightened both month over month and year over year, as active listings declined around 2 percent since June and almost 7 percent compared with last July. New listings also pulled back, falling nearly 7 percent from the prior month and about 9 percent year over year, which helps explain why months of supply sits at just 3.3 months in a seller-leaning environment.
Homes are still moving at a steady pace, spending a median of 43 days on the market in July, and roughly 38 percent went off the market in two weeks. Only about 10 percent of sales closed above list price, yet sellers are still receiving an average of about 98.5 percent of their asking price, underscoring firm but measured demand.
