Inventory in Stark County has tightened, with active listings down nearly 14 percent from last year and sitting at 184 homes in July. New listings also fell sharply year over year, dropping more than a third, even as pending sales jumped almost 32 percent. Homes sold were slightly higher than a year ago, indicating buyers are still moving forward despite fewer fresh options.

Pricing has been adjusting to these dynamics. The typical home value is up nearly 17 percent from last year and now sits above the statewide median, while median list prices have slipped a bit compared with a year ago. Sellers are giving up some ground at the negotiating table, with the average sale-to-list ratio under 96 percent and only a small share of homes closing above asking.

Conditions show a seller-leaning market but with longer timelines. Months of supply has dropped to about three months, well below last year, yet the median days on market has stretched to around two months in July after a sharp year-over-year increase. Compared with North Dakota overall, Stark County has lower inventory growth and higher price gains, signaling relatively tighter local conditions.
