Over the past year, Mack’s housing numbers have moved in different directions for buyers and sellers. Typical home values are down about 4.6 percent year over year, even though Hamilton County values are up 5.47 percent. At the same time, the number of homes for sale is about 10.7 percent lower than a year ago, and pending sales have fallen more than 50 percent.
Looking at March 2026, prices and activity show some sharp monthly shifts. The typical home value jumped about 22.8 percent month over month to roughly $337,750, while the median list price nearly doubled to about $434,900, and homes are spending around 71 days on the market, up more than 80 percent from last year.
Inventory in March stood at 25 homes, with 14 new listings and 6 going under contract, resulting in about 4.2 months of supply and a seller’s market gauge of 42. Around one third of listings saw a price drop, yet about two thirds of recent sales still closed above list, with an average sale-to-list ratio of about 1.05.
