Active listings are up sharply year over year, rising about 45 percent to 47 properties, while new listings have climbed roughly 75 percent. Homes going under contract have also increased, with pending sales up more than 30 percent from a year ago.

Only about 21 percent of recent sales closed above list price, and the average sale-to-list ratio has eased to about 96 percent.
