Year over year, Northeast Dayton’s home values have inched up, with the typical home value rising about 1 percent in this rolling three-month view. Listing prices have moved more briskly, climbing more than 7 percent from a year ago, signaling stronger seller pricing power. Compared with the broader city of Dayton, where the median sale price is lower and has dipped slightly over the year, Northeast Dayton is holding its value better.

In the latest rolling three months through May 2026, buyers saw more options, as active listings increased about 11 percent compared with last year and months of supply rose to 2.9. Homes are moving more quickly than a year ago, with median days on market down while roughly two-thirds of listings go off the market within two weeks.

At the same time, pending sales have grown modestly, suggesting that more contracts are being written even if not all have closed yet in this rolling three-month window.
