Montgomery County currently leans toward sellers, with the market gauge at 38 and a months-of-supply figure of 3.1, up sharply from a year ago but still below clear buyer-market territory. Typical home values sit around $227,000, which is a few percent higher than last year even as prices eased slightly month over month.
Driving this balance, inventory has risen to about 2,500 active listings, nearly 9 percent more than a year ago and a bit higher than the statewide growth in Ohio. At the same time, homes are taking a median of 36 days to sell, unchanged from last year, suggesting buyers have a bit more breathing room without fundamentally shifting negotiating power.
Sales activity has cooled, with homes sold down more than 11 percent year over year and pending sales nearly 10 percent lower, while the share of homes selling above list price has slipped to just under 20 percent.
