Highland County is seeing strong year-over-year price growth, with the typical home value up more than 14 percent since last July. Median list prices have climbed even faster over that period, rising more than 30 percent. At the same time, homes sold are down compared with a year ago, showing fewer completed deals despite higher values.
In the latest monthly snapshot for July 2026, the typical home value sits around $252,000, while the median list price is about $269,000. Inventory has grown to 180 active listings, up both month over month and year over year, and months of supply has expanded to 5.6, which is much higher than the 2.8 months seen across Ohio overall.
Buyer activity has cooled somewhat, with homes sold down nearly 19 percent from June and pending sales down about 9 percent month over month. Yet homes that do go under contract are moving more quickly, as median days on market dropped to 48, a noticeable improvement from earlier in the year, and about 23 percent of recent sales closed above their list price. Conditions now reflect a softer seller’s market, with more choices for buyers but still solid pricing power for sellers.
