Inventory in Marietta has been edging up in this rolling three-month view, with active listings rising about 4 percent from a year ago to 101 homes. At the same time, contract activity is solid, as pending sales are up nearly 20 percent year over year and homes sold have increased slightly. Months of supply has climbed to 4.1, noticeably higher than a year ago, suggesting buyers have more choices even though conditions still lean toward sellers.
Prices have been adjusting in response to this balance of supply and demand. The typical home value is down about 16 percent from a year earlier, and the median list price is also lower than last year, indicating some softening. Even with these declines, almost 41 percent of homes are going under contract within two weeks, and the median days on market has shortened to 51, about 11 percent faster than a year ago.
Sellers are achieving, on average, about 95 percent of their list price, and roughly 17 percent of recent sales closed above asking, a smaller share than last year but still showing selective bidding strength. Taken together, Marietta’s recent trends point to a market where buyers gain a bit more negotiating room while well-priced homes still move quickly.
