Year over year, Muskingum County’s typical home value in July edged down slightly, even as the median list price rose a bit. Homes sold increased more than 20 percent compared with last year, pointing to stronger demand. At the same time, months of supply fell sharply over the year, reinforcing the area’s seller’s market designation.

Looking at July alone, buyers saw a median list price around the mid-$200,000s while the typical home value slipped nearly 9 percent from June. Inventory was fairly steady, with active listings up just under 1 percent month over month and nearly 10 percent higher than a year ago, giving shoppers somewhat more choice than last summer.

Conditions on the ground are mixed for pace and negotiation. Median days on market climbed to about two months, up notably from June, yet more than 30 percent of homes still went off market within two weeks. Only about 11 percent of sales closed above the asking price, and the average sale-to-list ratio hovered near 96 percent, so sellers are often negotiating modestly off list. Compared with Ohio overall, Muskingum County has lower prices but slightly more supply than the state average, which can influence both timing and pricing strategy.
