Year over year, Piedmont’s rolling three-month view shows typical home values dipping slightly, down about 5% from last June to just under $395,000. At the same time, the median list price has inched up a bit compared with last year, indicating sellers are still pricing with some confidence despite softer sale prices.

Inventory and activity have both cooled compared with a year ago, with active listings down around 9% and homes sold off more than 14%. New listings and pending sales have fallen even more sharply, each down nearly 30% year over year, signaling fewer owners putting homes on the market and fewer deals being written.

In the most recent rolling three-month period ending in June 2026, homes are taking longer to sell, with the median days on market at 48 and months of supply rising to 3.7, a big jump from last year’s tighter conditions. Even so, the average sale-to-list ratio is just above 100%, and about 20% of closings are still happening above asking price, showing that well-priced homes can attract solid interest.
