Inventory in Klamath County has been building, with about 500 active listings in July and an 8 percent rise from the prior month, while new listings jumped more than 11 percent and are up over 16 percent year over year. Contract activity shows a mixed picture, as pending sales are nearly 9 percent lower than last month but still more than 9 percent higher than a year ago.
Prices are adjusting to this added supply, with the typical home value dipping roughly 2 percent month over month but standing about 5 percent higher than last year. At the same time, the median list price climbed almost 5 percent from June even though it is slightly below its level a year ago, signaling that some sellers are still testing higher price points.
Homes are taking longer to sell, with the median days on market at 44 and up sharply from a year earlier, and months of supply has risen to 6, pointing to a more neutral balance between buyers and sellers than the statewide Oregon figure of 3.8 months.
