Running Y Ranch has seen notable month-over-month shifts in this rolling three-month view, with the typical home value jumping nearly 30 percent while the median list price moved down about 19 percent. At the same time, homes are moving more quickly, as median days on market dropped by almost half compared with the prior three-month period, now around four months. Inventory expanded, with active listings up more than a third and months of supply rising to roughly a year’s worth of homes. These mixed signals point to buyers having more options while recent sales still support higher prices.

Compared with a year ago, activity has picked up across the board in Running Y Ranch. Homes sold are up more than 80 percent and new listings have climbed nearly 30 percent, indicating a livelier flow of properties changing hands. Pending sales are also up sharply year over year, reinforcing that more transactions are moving toward closing.

Longer-term patterns show that homes are taking far longer to sell than in past years, with median days on market now much higher than the quick turnarounds seen in 2022 and 2023. The share of homes selling above list price has fallen to zero in the latest period, and the average sale-to-list ratio sits a bit below full asking, suggesting buyers have gained some negotiating room. Even so, typical home values are still almost 20 percent higher than a year ago.
