Lakeside’s rolling three-month numbers point to a cooler price environment than a year ago, with typical home values down more than 20 percent year over year. At the same time, inventory has more than doubled, and months of supply is up sharply compared with last year. New listings have surged over 100 percent year over year, giving buyers more options than they had in 2025.
Looking at the latest rolling period ending in August 2026, the typical home value sits around $259,000, with a median list price near $268,000. Homes are taking longer to sell than a year ago, with a median of 42 days on market and about six months of supply, signaling conditions that are less heated and more balanced between buyers and sellers.
Even with softer prices, some homes are still seeing strong interest, with about a quarter of recent sales closing above list price and the average sale-to-list ratio just under 98 percent. Rolling three-month sales volume is modest at eight homes sold, while 16 new listings and 11 pending sales show ongoing movement in the market.
