Inventory in South Lebanon has been building in this rolling three-month view, with active listings more than doubling compared with a year ago and reaching 14 homes. At the same time, buyer activity has surged, as homes sold are up over 500 percent year over year and pending sales have climbed more than 230 percent. New listings have also more than doubled, which helps explain why months of supply has eased down to 4.8, signaling better balance even with stronger demand.

Home prices have moved sharply higher under these conditions. The typical home value is up more than 35 percent from a year earlier, while the median list price has risen at a slower double-digit pace, suggesting sellers are raising expectations but not as quickly as closed sale prices. Homes that do sell are achieving, on average, slightly above asking at a sale-to-list ratio a bit over 101 percent.

Speed of sale is another sign of how the market has shifted. The median days on market has fallen nearly 43 percent in the past year to 58 days, and nearly 40 percent of homes go off the market in two weeks or less, indicating that well-priced listings can still move quickly.
