Inventory in Butler County is relatively steady, with about 924 active listings in July and a months-of-supply level around 3.5 months. New listings have eased from the prior month and are down compared with last year, while pending sales are up year over year by double digits. Homes going under contract outpaced closings, suggesting solid buyer interest even as overall supply inches higher.

Prices are adjusting to these shifts. The typical home value is slightly above the statewide figure, yet the median list price has moved down from a year ago and dipped month over month as well. At the same time, the share of homes selling above list has fallen compared with both last month and last year, and the average sale-to-list ratio has ticked down just under 99 percent.

Homes are taking longer to sell than they did a year ago, with the median days on market stretching into the mid-50s and up from June. Sales volume is still higher than last year, but the pace has cooled slightly in recent months as buyers balance more options with changing pricing dynamics. Conditions overall lean toward sellers but with more room for negotiation than before.
