Butler County is seeing more homes available, with active listings up more than 12% from last year and sitting at 890 in May. Even with this added choice, contract activity is solid, as pending sales rose about 7% year over year while closed sales were only slightly lower than last May. Months of supply has climbed sharply over the past year to 3.8 months, yet conditions still lean toward sellers, reflected in the local seller’s market gauge.

Price trends are adjusting to this changing balance between supply and demand. The typical home value is down about 8% year over year, and the median list price is roughly flat compared with last May. Homes are taking much longer to sell than a year ago, with median days on market jumping to 54 days, even though nearly half of listings still go under contract within two weeks.

Compared with Pennsylvania overall, Butler County’s typical sale price sits higher than the state median, but the county’s prices have softened while the state has seen moderate gains. Inventory has grown faster locally than statewide as well, and the share of homes selling above list price has edged down to about 23%, with the average sale-to-list ratio just under 98%.
