Carroll Valley’s rolling three-month numbers point to moderating price growth and slower activity compared with a year ago. The typical home value is up about 4% year over year, but the share of homes selling above list has dropped more than 20%. Buyers today are seeing a different pace than the faster, more heated conditions of recent years.

In the latest rolling period through May 2026, the typical home value sits around $399,000, while the median list price is slightly lower at about $379,000. Homes are taking much longer to sell, with median days on market climbing to 104 days and months of supply rising to 4.3, a big jump from the roughly 1.5 to 2.3 months seen in late 2024 and early 2025.

Inventory and sales activity are also shifting. Active listings are down more than 11% from a year ago, and homes sold over the same rolling window have fallen nearly 28%, signaling fewer completed transactions despite a modest bump in typical values. At the same time, only about 8% of homes are closing above list price, compared with much higher shares in prior years, suggesting buyers have more room to negotiate even as the market gauge still labels conditions as a seller’s market.
