Erie County is currently in a seller’s market, with a market gauge reading of 21 and just 1.3 months of supply compared with 2.9 months statewide in Pennsylvania. Tight inventory and strong demand are keeping conditions tilted toward sellers even as active listings have risen to 518, up more than 12 percent from last month.
Prices have been moving higher, with the typical home value around $226,570, up over 13 percent from a year ago, while the median list price is also up double digits year over year. Homes are still selling very close to what sellers are asking, as the average sale-to-list ratio is nearly 100 percent and more than a third of sales closed above the list price in May.
Momentum picked up this spring, as homes sold jumped about 28 percent from April and pending sales also increased. Properties are moving quickly at a median of 15 days on market, and although new listings rose from the prior month, they are down compared with last year, which helps explain the seller-friendly backdrop.
