The typical home value in Folsom is projected to be $286,250 for the month of December. November’s finalized data reported the typical value of a home in the city to be $297,500—down 11.85% over the previous 12 months. For comparison, county-level data pegged home values at $372,500 in Delaware County for the most recent reporting period. That number is expected to float around $383,750 in December.

Folsom had 6 new listings and 9 listings that went under contract in November, increasing the area’s total available inventory to 12—up 20.0% from the previous month. Inventory is projected to have further increased in December.

Of those 12 active listings, 8.33% reduced their price in the month of November. The median listing price for homes in Folsom grew 2.16% from October to November, bringing the current median listing price to $357,450. Based on projected data for December, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In November 2025, the median time for a listed property to go pending was 11 days, compared to 11 days in November 2024. However, in recent months the median number of days from listed to pending appears to be rising. That trend is predicted to have carried through to this December.
