Year over year, Springfield’s rolling three-month data shows home values edging higher, with the typical home value up about 4 percent compared with last June. At the same time, the share of homes selling above list price has climbed, rising roughly 11 percent from a year ago, reinforcing that buyers are bidding aggressively for desirable properties.

In the latest rolling three-month period ending in June 2026, homes typically sold for about $530,000, while the median list price hovered just above $514,000. Buyers are moving quickly, as half of the homes went under contract in about 20 days and nearly 74 percent were off the market within two weeks.

Inventory has expanded, yet conditions still favor sellers, with only 1.4 months of supply, down from a year ago, and active listings up more than 24 percent year over year.
