At the same time, homes sold nearly doubled compared with last year, underscoring stronger buyer demand even as prices trend upward.

In the latest monthly snapshot, the typical home value sits around $192,000 with a median list price near $173,000, and sellers are receiving about 96% of their asking price on average. Homes are moving much faster than earlier in the year, with the median days on market down sharply to just over a month, and almost half of listings go off the market within two weeks.

Inventory conditions show a mixed picture, with about 79 active listings and roughly four months of supply, which is looser than the Pennsylvania average of 2.9 months but still supports a seller’s market locally. Because only a small share of homes are closing above list price and pending sales are down from last year, both pricing and negotiation strategy matter.
