Johnstown’s rolling three-month numbers point to more homes for buyers to consider and a slower pace of closed deals. Active listings are up about 11% from a year ago, with roughly 108 homes on the market and five months of supply, a large jump from last year’s levels. Even with that added inventory, only 33 homes sold in the period, down more than a third year over year, while pending sales are also slightly lower than a year ago.

Prices, however, have moved higher despite softer sales. The typical home value over the latest three-month window is up more than 26% compared with a year earlier, and the median list price has climbed nearly 17% year over year. Sellers are still having to negotiate a bit, with the average sale-to-list ratio near 95%, yet the share of homes closing above list price has edged up from last year.

Homes now sit a median of 32 days before going under contract in this rolling three-month view, far longer than the low teens seen in several recent years, reflecting more options and a less hurried pace for shoppers.
