Inventory and contract activity in Lawrence County show a market that is active but not overheated. Active listings dipped slightly over the month to 379, while new listings fell more sharply, down over 30 percent from June and nearly 30 percent from last year. Pending sales, at 85, also eased month over month but sit more than 10 percent higher than a year ago, signaling solid buyer interest.

Prices are adjusting amid this shifting flow of homes. The typical home value around $134,600 is down more than 20 percent year over year and dropped markedly from June, even as the median list price is more than 14 percent higher than a year ago, suggesting sellers are still testing higher asking prices. Homes are taking longer to sell, with the median days on market climbing to 59, up from 52 last month and dramatically higher than a year earlier, and only about 21 percent of sales are closing above list price.

Compared with Pennsylvania overall, Lawrence County remains more affordable, with a median sale price well below the state’s roughly $328,800 level and a similar months-of-supply reading near three months, consistent with a neutral market. Sales volume looks steady, as homes sold in July are up about 6 percent from last year even with fewer new listings entering the pipeline.
