Year over year, Beaver County’s typical home value is up around 8 percent, signaling steady price growth even as the state overall is somewhat higher priced. Compared with Pennsylvania’s median of about $319,000, local values near $231,000 keep Beaver County more affordable while still moving upward.

In the latest May snapshot, homes sold increased slightly from last year, while pending sales climbed nearly 8 percent, pointing to solid buyer demand. At the same time, active listings are down a bit from a year ago and months of supply has dropped more than 20 percent to about three and a half months, reinforcing the current seller’s market reading.

Recent month-to-month shifts show activity picking up into late spring, with homes sold up about 9 percent from April and pending sales jumping more than 20 percent.
