November’s finalized data reported the typical value of a home in the county to be $202,000—up 9.78% over the previous 12 months. For comparison, state-level data pegged home values at $308,500 in Pennsylvania for the most recent reporting period. That number is expected to float around $309,250 in December.
Beaver County had 146 new listings and 169 listings that went under contract in November, decreasing the area’s total available inventory to 582—down 8.78% from the previous month. Inventory is projected to have further decreased in December.
Of those 582 active listings, 27.49% reduced their price in the month of November. The median listing price for homes in Beaver County grew 8.13% from October to November, bringing the current median listing price to $216,250. Based on projected data for December, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In November 2025, the median time for a listed property to go pending was 57 days, compared to 63 days in November 2024. In recent months the median number of days from listed to pending appears to be steady. That trend is predicted to have carried through to this December.
