Buyers in Wayne are seeing more homes come to market in this rolling three-month view, with active listings up modestly from a year ago while new listings are nearly flat year over year. Contract activity has softened, as homes sold and pending sales are both down compared with last year, but properties that do list are moving faster, reflected in a median 17 days on market and a share of more than 70 percent going off-market in two weeks.

Pricing has pushed higher over the past year, with the typical home value up more than 20 percent year over year in this rolling period. At the same time, the median list price is down compared with last year, hinting that sellers may be pricing more carefully even as closed sale prices rise and the average sale-to-list ratio sits above 106 percent.

From a balance standpoint, months of supply has expanded to about two and a half months, a sizable increase versus last year but still consistent with a seller-leaning environment. Strong demand is also evident in the growing share of homes selling above list price, which is now in the mid-50 percent range and up from a year ago.
