Lycoming County home prices in April 2026 were slightly lower than a year ago, with the typical home value down a bit year over year. At the same time, inventory loosened notably, as months of supply rose more than 50 percent compared with last year. Sales activity edged down from a year earlier, with homes sold falling by double digits even as pending sales ticked up.

Looking at the latest monthly snapshot, the typical home value sits around $216,000, while the median list price is somewhat higher at about $223,000. Homes are spending a median of 39 days on the market, a sharp drop from March, and the average sale-to-list price ratio has inched above 100 percent, indicating that many properties are still selling very close to asking.

Supply and demand are in a middle ground, with about 3.3 months of inventory, similar to the statewide level of roughly 3 months but with lower prices than the Pennsylvania median of about $310,000. More than half of homes in Lycoming County go under contract within two weeks, yet only about 14 percent sell above list price, suggesting sellers must price carefully as buyers watch values closely.
