Year over year, Lycoming County’s typical home value has climbed at a double-digit pace, rising about 18 percent. Median list prices are also up around 9 percent from last May, pointing to stronger pricing overall. At the same time, active listings have increased slightly compared to a year ago, giving buyers a bit more to choose from.
Looking at May 2026 on its own, prices moved up sharply from April, with both the typical home value and median list price jumping by about 10 percent month over month. Homes are taking longer to sell than last year, with the median days on market at 43 days and months of supply holding steady at 3.1, which still leans toward a seller’s market but offers buyers more time than before.
Sales activity shows some mixed signals, as homes sold are down roughly 12 percent year over year even though pending sales have inched up and new listings are higher than last May. Only about 8 percent of homes closed above list price in May, and the average sale-to-list ratio sits just under 100 percent, suggesting buyers have a bit more negotiating room than in the past.
