Year over year, Monaca’s typical home value has dropped by 50.0 percent, a sharp contrast to Beaver County’s 5.24 percent gain. Homes are also taking much longer to sell than a year ago, with median days on market up 107.69 percent.
In March 2026, the typical home value in Monaca was about $117,500, while the median list price stood higher at $192,500. Inventory was tight at 21 homes and just 1.8 months of supply, and with 14 pending sales and 19.05 percent of listings seeing a price drop, conditions still tilted toward sellers despite a median 162 days on market.
Looking ahead to April 2026, projections point to a lower typical home value of around $71,250 and a slightly reduced median list price of about $181,250, with inventory easing to 17 homes.
