Inventory in New Market has been tight in recent years, and contract activity shows how quickly homes can move. Back in March 2025 there were five active listings, with three homes sold and four under contract, but by March 2026 only one home was for sale and one sold. Months of supply followed this shift, dropping from six months in early 2025 to just one month by September 2025, reinforcing the strong seller’s market indicated by the current market gauge.

Prices have reacted sharply to these changing conditions over the rolling three-month periods. Median sale prices swung from $95,000 in mid‑2023 to $678,500 by March 2024, then cooled to $48,000 by March 2025 before climbing again to $189,900 in March 2026. During late 2024, the median sale price of $128,000 came with six months of supply and homes taking about 23 days to sell, compared with only eight days on market and one month of supply by September 2025.

Seller behavior has also evolved, with no sales closing above list price in many periods, even as conditions favored sellers. One notable exception came in June 2024, when half of sales closed above asking while homes still took over two months to go under contract.
