Lawndale’s rolling three-month numbers show prices a bit softer than a year ago, even as activity holds up. The typical home value is down slightly year over year, while the median list price is off by a few percent. At the same time, active listings are up more than 16 percent from last year, giving buyers more options than they had before.

Looking at the most recent rolling period through April 2026, homes are typically valued around $235,000, with a median list price just under that level. Homes are sitting on the market a median of 35 days, far longer than a year ago, yet more than half still go off the market within two weeks, and about 31 percent of sales close above the list price.

Supply has risen to about four months, a touch higher than last year but still tighter than Philadelphia overall, where there is more than five months of supply and a higher citywide median sale price. Lawndale also saw homes sold increase more than 12 percent year over year, even as pending sales slipped nearly 20 percent, hinting at shifting momentum between buyers and sellers.
