Sheraden’s rolling three-month data through May 2026 shows notable year-over-year shifts. Typical home values are down more than 30 percent from a year ago, while the median list price is up double digits. Active listings have climbed sharply compared with last year, signaling more options for buyers.

In the latest period, about 50 homes were on the market with 19 sold and 25 newly listed, pointing to steady movement. Pending sales surged more than 170 percent year over year, even as months of supply nearly doubled to 3.9, suggesting demand is absorbing the added inventory.
