State Line’s rolling three-month snapshot shows a small but active market with 19 homes listed and 10 sold. New listings and pending sales are closely matched at 13 each, suggesting buyers are quickly writing contracts on fresh inventory. With just 1.6 months of supply, conditions still lean toward sellers despite more homes being available than a year ago.

Prices have moved up sharply over the past year, with the typical home value rising more than 30 percent on a rolling three-month basis. At the same time, the average sale-to-list price ratio has eased slightly to just under 100 percent, and only about 10 percent of recent sales closed above asking price.

Homes are taking much longer to sell than they did a year ago, with median days on market in the current rolling period climbing to over three months, compared with single-digit days in some prior periods. Even with that slower pace, nearly half of homes are still going under contract within two weeks, reflecting a split between quickly moving and slower-moving listings.
