Year over year, Franklin County shows mixed movement, with typical home values down a bit while sales activity edges higher. Active listings have climbed more than 20 percent from last June, and new listings are up about 40 percent, giving buyers more to choose from. At the same time, months of supply has risen by roughly one‑third over the year, but conditions still lean toward sellers.

Month to month, June brought a nearly 29 percent jump in homes sold and a modest increase in new listings, while pending sales pulled back from May’s level. Compared with Pennsylvania overall, Franklin County’s home values are lower and inventory is somewhat tighter, with 2.2 months of supply locally versus 2.9 months statewide, and the area registering as a seller’s market.
