Susquehanna County is currently leaning toward sellers, with a seller’s market gauge reading of 39. Months of supply sit at 4.7, higher than Pennsylvania’s 2.9 months, suggesting a bit more breathing room for buyers locally than statewide. Prices have been climbing, with the typical home value up nearly 10 percent year over year and the median list price rising about 5 percent. At the same time, new listings are down compared to last year while active listings are roughly flat, which keeps inventory from building too high and helps support values.

Pending sales are essentially level with last year, but the share of homes selling above list price has jumped to nearly 44 percent and the average sale-to-list ratio is close to 97.5 percent, indicating many sellers are achieving prices near or above asking. With 24 homes sold in June and about 46 percent going off market within two weeks, timing and pricing decisions matter.
