December’s finalized data reported the typical value of a home in the county to be $250,000—up 0.5% over the previous 12 months. For comparison, state-level data pegged home values at $307,300 in Pennsylvania for the most recent reporting period. That number is expected to float around $306,800 in January.
Susquehanna County had 19 new listings and 19 listings that went under contract in December, decreasing the area’s total available inventory to 85—down 11.46% from the previous month. Inventory is projected to have further decreased in January.
Of those 85 active listings, 10.59% reduced their price in the month of December. The median listing price for homes in Susquehanna County fell 14.04% from November to December, bringing the current median listing price to $245,000. Based on projected data for January, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In December 2025, the median time for a listed property to go pending was 66 days, compared to 74 days in December 2024.
