Susquehanna County currently leans toward sellers, with the market gauge at 42 but showing clear signs of softening. Months of supply has risen to 7.2, far above the 2.9 months seen across Pennsylvania, signaling more options for buyers. Homes are still moving reasonably quickly, with a median of 21 days on market in May.

Price trends have pulled back over the past year while inventory has opened up. The typical home value is about $209,000, down roughly 9% year over year, and the median list price has dropped more than 20% in that time. At the same time, active listings are up about 17% from April, and new listings climbed more than 22% month over month, even though both are still running below last year. Fewer homes are selling, with closed sales down about 45% from a year ago, suggesting buyers are taking more time and being selective.

Negotiation dynamics have shifted as well. Only about 14% of homes sold above list price in May, and the average sale-to-list ratio has slipped to just under 94%, indicating more room for buyers to negotiate. Even so, nearly 59% of homes still go off the market within two weeks, so desirable properties move quickly.
