Oakland’s rolling three-month snapshot shows inventory and buyer activity both picking up. Active listings are up sharply year over year, more than doubling, while new listings have climbed even faster over the same period. Pending sales and closed sales are also higher than a year ago, pointing to more contracts being written and more deals making it to the finish line.

Pricing is adjusting to this shift. The typical home value over the rolling period is down significantly from a year ago, dropping by roughly a third, even as the median list price is up strongly year over year. That gap between what sellers are asking and what buyers are ultimately paying is reflected in an average sale-to-list ratio of about 86 percent.

Another big change is timing. Homes now spend a median of 126 days on the market in this rolling three-month window, far longer than a year ago, and months of supply has also increased to nearly five months. Even so, more than half of listings still go off the market within two weeks, showing that well-priced homes can attract quick offers.
