Inventory in Wyoming County has tightened slightly, with about 73 active listings in May and a small year-over-year increase, while months of supply has dropped by roughly half over the past year to around 3.3 months. At the same time, new listings have fallen sharply compared with last year, even as pending sales have surged by nearly 40 percent, indicating that more homes going under contract are drawing from a shrinking pool of fresh options.

Price trends show some cooling after earlier spikes, with the typical home value down modestly year over year and median list prices also lower than a year ago. Compared with Pennsylvania overall, where prices are still rising, Wyoming County’s softer pricing suggests buyers may have a bit more leverage even though supply is still relatively tight.

Homes are now taking much longer to sell on paper, with median days on market jumping to around 162 compared with far faster turn times earlier in the year, and a smaller share of properties closing above list price than last summer. Even with that slowdown, roughly a quarter of homes still go off the market within two weeks and the area continues to be labeled a seller’s market, so both buyers and sellers can benefit from Agent Pronto’s help in finding an agent who understands these mixed signals.
