Even with more options on the market, contract activity has been mixed, as homes sold climbed nearly 35% from April to 93 sales, while new listings fell more than 11% from the prior month.

Days on market, however, dropped sharply to a median of 28 days in May, and nearly 44% of homes went off the market within two weeks, underscoring that well-priced properties can still move quickly.

Pricing is holding relatively firm as the typical home value sits around $795,000, up a bit more than 2% compared with last year even after a notable month-over-month dip. The average sale-to-list ratio is just under 100% and about a quarter of sales still close above asking, while 3.1 months of supply and a seller’s market gauge reading support moderate leverage for sellers compared with the broader Rhode Island market’s 2.4 months of supply.
