Jamestown’s rolling three-month snapshot shows inventory building and buyers having more to choose from. Active listings are up sharply from a year ago, rising more than 46 percent to 75 homes. New listings have also climbed over 38 percent year over year, signaling that more owners are coming to market.

Contract activity is growing, but at a slower pace than inventory. Homes sold over the period rose about 16 percent from a year earlier, while pending sales are nearly flat year over year, up just about 1 percent. With supply expanding faster than demand, months of supply has more than tripled compared with last year to 9.4 months, and homes now take a median of 51 days to sell.

Pricing is reacting to these shifting conditions in a nuanced way. The rolling three-month typical home value is up strongly from a year ago, by roughly 45 percent, yet median list prices are down nearly 30 percent year over year as sellers adjust expectations in response to higher inventory and longer marketing times. Only about 18 percent of homes are selling above list, and the average sale-to-list ratio has slipped to about 95 percent, reinforcing the sense of increased negotiating room for buyers.
