Year-over-year, Wyoming’s rolling three-month data shows prices easing while listing prices edge up. The typical home value is down more than 10 percent from a year ago, even as the median list price has risen a few percent, suggesting sellers are still testing higher asking prices.

Looking at activity levels, the number of active listings has climbed by more than 150 percent compared with last year, while new listings are up just over 50 percent. At the same time, pending sales have dropped sharply by more than half, indicating that homes are taking longer to go under contract.

In the latest rolling three-month period ending in April 2026, the median days on market has surged to 82 days, far above last year’s pace, yet the sale-to-list price ratio is nearly 100 percent.
