Year over year, Fall River County’s typical home value has dropped sharply, falling nearly 25 percent while values across South Dakota have risen. Homes are also selling for a lower share of asking price, with the average sale-to-list ratio down about 6 percent from last year. Inventory looks very different too, as months of supply has tumbled more than 70 percent annually even though it is still higher than the statewide level.
September’s snapshot shows a typical home value around $299,000 and a median list price just over $303,000. Homes sold more slowly in the past, but the current median of 30 days on market is down about 58 percent from a year ago, signaling that well-priced properties can move more quickly.
Activity has cooled, with only six homes sold in September, roughly 12 percent fewer than last year, and new listings down almost a third over the same period. At the same time, active listings have fallen about 17 percent year over year, while pending sales are slightly higher, pointing to a smaller but still engaged pool of buyers. With roughly 10 months of supply and no recent sales closing above list price, Fall River County sits in a neutral market where neither side has a clear upper hand.
