Year over year, South Dakota’s typical home value has inched up a few percent, while the median list price has dipped slightly. Homes sold have declined by roughly one-tenth from last July, pointing to softer closed sales activity. At the same time, months of supply has climbed notably over the past year, signaling more breathing room for both sides of the table.
Looking just at July 2026, the typical home value sits around the mid-$300,000s, with the median list price coming in just below that level. Inventory is stable, with just over 4,000 active listings and a months-of-supply figure near five months, which aligns with the current “neutral market” reading for the state.
Momentum in new and pending listings is modestly positive, with new listings and pending sales up both month over month and year over year, even as closed sales have cooled. Homes are spending a median of about seven weeks on the market, and only a little more than one in ten are selling above list, with sale-to-list ratios hovering around 97 percent.
