DeKalb County currently leans toward buyers, with the market gauge at 57 and months of supply at 6.1. Inventory is a bit higher than statewide, where Tennessee as a whole carries 5.2 months of supply. Active listings have also climbed about 10 percent over the past year, reaching 252 homes on the market.
Prices, however, are moving upward even with that extra inventory. The typical home value is up nearly 23 percent year over year, sitting around $338,000, while the median list price is up slightly to about $395,000. Compared with the rest of Tennessee, where prices rose a little over 3 percent, DeKalb County has seen much stronger price growth.
Sales activity has been mixed, with 36 homes sold in June, up about 32 percent from a year ago even as new listings dipped slightly during the same period. Homes are taking longer to sell, with a median 77 days on market, yet almost 12 percent of properties still close above list price and the average sale-to-list ratio has edged above 97 percent.
