Inventory in Fort Sanders has expanded notably in this rolling three-month view, with active listings up sharply compared with last year and now totaling 29. New listings have surged more than 170% year over year, adding fresh options for buyers. At the same time, pending sales and closed sales have more than doubled from a year ago, showing that homes are still moving through the pipeline even as choices increase.

Pricing is adjusting to this influx of supply. The typical home value is down more than 25% from a year earlier in the rolling three-month data, while the median list price has dipped only modestly by about 4%, suggesting sellers are still testing the market. Compared with the wider Knoxville market, where prices are up slightly year over year, Fort Sanders is seeing more pronounced downward pressure on sale prices as it works through much higher inventory.

Conditions have swung from very tight to much looser, with months of supply jumping from under one month last spring to about 9.7 months now, even as the market gauge still labels the area a seller’s market. Homes are taking longer to sell than a year ago, with median days on market more than doubling to 64, yet roughly half of listings still go off market within two weeks and the average sale-to-list ratio is close to 98%.
