Year over year through July 2026, Madison County’s typical home value has risen at a double-digit pace, while median sale prices are still well below the statewide level. Homes sold are up sharply from a year ago, pointing to stronger buyer activity. At the same time, active listings have increased compared with last year, giving shoppers more options than before.

Looking just at July, the median sale price sits around the low $300,000s, up more than 16 percent from June. Median list prices, however, have slipped slightly month over month and are down compared with last year, suggesting sellers may be adjusting expectations as inventory grows.

Conditions overall reflect a neutral market, with about 3.4 months of supply in Madison County versus roughly 5.5 months across Tennessee. Homes are taking longer to sell, with the median days on market climbing to 47, yet roughly a quarter of listings still go off-market within two weeks and more than 14 percent close above the asking price. Pending sales recently moved lower even as new listings ticked up, hinting that buyers may be taking more time to make decisions.
