Year-over-year, Madison County’s typical home value is down slightly even as asking prices have moved higher. The median list price is up around ten percent from last May, while the typical home value is down just over seven percent. Compared with Tennessee overall, homes here are less expensive, with a median sale price well below the state’s roughly $384,000 level.

In the latest May snapshot, buyers are seeing more options, with active listings up about 13 percent from last year to 536 homes and months of supply at 3.9 compared with the state’s 5.1 months. Sales activity has picked up too, with homes sold rising about nine percent year over year and more than 60 percent from April, even as new listings have fallen more than 20 percent from last May.

Typical homes are spending a median of 39 days on the market, and about one in three listings go off the market within two weeks. Only around 12 percent of recent sales closed above list price, and the average sale-to-list ratio sits just under 97 percent, suggesting some room for negotiation.
