Year-over-year, Monroe County’s housing market shows rising activity with mixed pricing trends. Homes sold are up sharply from last year, and new listings and pending sales have all climbed by roughly one-third. Typical home values are modestly higher than a year ago, even as list prices have edged down slightly.

In April 2026, the typical home value was about $311,000, while the median list price stood near $377,000. Compared with the prior month, list prices dropped noticeably, but active listings grew, and new listings jumped, giving buyers more options as inventory reached 333 homes and months of supply moved up to 5.6.

Homes are taking time to sell, with a median of 64 days on the market, although that is faster than in recent months. Only a small share of properties, about 6 percent, closed above list price, and the average sale-to-list ratio of roughly 95 percent suggests buyers have some room to negotiate. Monroe County’s months of supply is slightly higher than the Tennessee average, even though state-level prices are higher overall.
