Year-over-year, Archer County home values and prices have eased noticeably, with the typical home value down more than 30 percent and the median list price lower by about 14 percent. At the same time, homes sold have fallen by roughly half compared to a year ago, signaling a cooler pace of closed sales.

In the latest May snapshot, the median sale price is about $164,000 while the median list price sits near $214,000, highlighting a gap between seller expectations and closed deals. Inventory has tightened a bit to 36 active listings, and homes are taking around 42 days to go under contract, which is slightly faster than just a month earlier.

Supply conditions have shifted, with months of supply rising to 3.9 locally compared with about 5.3 months across Texas overall, yet Archer County is still categorized as a seller’s market.
