Inventory in Armstrong County stayed limited in July, with only six active listings and just one new listing added. Homes sold fell to two for the month, and closed sales are down sharply from a year ago. Even with fewer closings, five homes went under contract, showing that buyers are still active despite the small pool of options.

Prices are adjusting after a period of volatility. The typical home value is up strongly compared with last year, rising by more than half, yet it dropped noticeably from June. At the same time, the median list price jumped month over month but sits well below last year, suggesting sellers are rethinking pricing as demand and inventory shift.

Homes are taking longer to sell, with the median days on market stretching to 81, far higher than a year ago and longer than the statewide pace. Months of supply has climbed to about two months, which is much tighter than the roughly six months seen across Texas but higher than earlier this year. No recent sales have closed above list price, and a sizable share of homes still go off the market within two weeks, underscoring mixed conditions for negotiations.
