September’s finalized data reported the typical value of a home in the neighborhood to be $322,000—down 18.99% over the previous 12 months. For comparison, city-level data pegged home values at $467,500 in Canyon Lake for the most recent reporting period. That number is expected to float around $486,750 in October.
North Canyon Lake had 35 new listings and 23 listings that went under contract in September, increasing the area’s total available inventory to 72—up 2.86% from the previous month. Inventory is projected to have further increased in October.
The median listing price for homes in North Canyon Lake grew 8.57% from August to September, bringing the current median listing price to $380,000. Based on projected data for October, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract fell year-over-year.
